Where we inspect

We inspect homes across Maryland, Northern Virginia and Washington, DC, seven days a week, anywhere within 75 miles of DC or Baltimore. The 13 area guides below cover the counties where most of our clients buy, and the town guides go a level deeper for the places we inspect most often.

Each guide is written from the inspections themselves: what the local housing stock is like, the findings that come up again and again, whether homes are on public water and sewer or a private well and septic system, and where the county sits on EPA’s radon map. Read yours before you write your offer, so you know which add-on tests are worth scheduling with the inspection.

Wherever you buy, the inspection itself is the same: 3–4 hours on site for a typical home, every major system checked, and a same-day digital report with photos. You’re welcome to walk the house with us, and when a finding needs a specialist, such as a structural engineer, roofer or septic contractor, we say so plainly.

What changes from county to county

Radon

EPA rates Montgomery, Howard, Fairfax, Stafford and Baltimore counties, plus the cities of Fairfax, Falls Church, Manassas and Manassas Park, Zone 1, its highest-potential category. Prince George’s, Prince William, Anne Arundel, Loudoun, Charles and Arlington are Zone 2, and DC, Alexandria and most of the Eastern Shore are Zone 3. Montgomery County also requires a radon test before settlement on most homes. A zone is an average, so only a 48-hour test tells you about the house you’re buying.

Water & sewer

Most suburban homes are on public water and sewer. Private wells and septic systems are common in Montgomery’s Agricultural Reserve, western Howard and western Loudoun, rural Charles, Stafford and Prince William, and across the Eastern Shore outside town limits. Those homes need a water test and a septic evaluation, and we can schedule both with the inspection.

Housing age

The region runs from 19th-century rowhouses in DC and Baltimore and 1960s Levitt homes in Bowie to subdivisions in Loudoun and Clarksburg that builders are still finishing. Older homes bring aging wiring, plumbing and sewer lines. Newer ones bring builder defects worth catching before the warranty runs out.

Not listed? We inspect anywhere within 75 miles of DC or Baltimore. Travel fees apply only outside that radius and on the Eastern Shore.
