Across the Bay Bridge, the inspection checklist changes. Most properties outside the towns run on a private well and a septic system, many sit in or near a flood zone, and salt air and humidity age outdoor equipment and crawlspaces faster than inland. We cover the whole Eastern Shore — from Kent Island and Easton to Salisbury and Ocean City — with a flat $50 travel fee added to standard pricing.

Housing eras & styles

Historic towns like Easton, St. Michaels, Oxford, Chestertown and Cambridge have 18th- and 19th-century homes, many with additions from every era since. Kent Island and the Bay-side communities are full of cottages and ramblers, some raised on piers, alongside newer waterfront homes. Salisbury and the towns along Route 50 have mid-century and newer subdivisions, and the resort areas around Ocean City and Berlin add condos and vacation homes.

Water & sewer

Towns like Easton, Salisbury, Cambridge, Chestertown and Ocean City run public water and sewer, but most properties outside town limits rely on a private well and a septic system. Near the Bay, newer and replacement septic systems are often nitrogen-reducing units with yearly service contracts — ask for the records.

Most Eastern Shore counties are EPA Zone 3, the lowest-potential category, and Cecil County is Zone 2. Radon is less of a concern here than on the western shore, but EPA still recommends testing every home, and homes with basements are worth the 48-hour test.

New construction

Kent Island, Easton, Salisbury and the Berlin–Ocean Pines area see the most new subdivisions and custom homes. New homes on the Shore still need the full builder-defect treatment — pre-drywall, final walkthrough and an 11-month warranty inspection — plus attention to flood elevation and septic design.

What's different about inspecting in Eastern Shore

Waterfront and flood zones

Bulkheads, docks, boat lifts, riprap and flood-zone elevation all come into play on waterfront lots. We document visible conditions and recommend a marine contractor or surveyor for anything structural or below the waterline. FEMA flood maps and elevation certificates drive insurance costs, so check them early.

Salt air and humidity

Proximity to the Bay and the ocean speeds up corrosion on outdoor AC units, metal roofs, fasteners and electrical equipment, and humidity drives crawlspace moisture, mold and wood-destroying insects. We adjust the inspection accordingly.

Is there a travel fee for the Eastern Shore?

Yes — a flat $50, added to the standard price for your home’s size. It covers the whole Shore, from Kent Island to Ocean City.

What add-ons do Eastern Shore homes usually need?

Most rural properties need a septic evaluation and a well water test, and radon is worth adding if there is a basement or ground-level living space. Our Rural & Eastern Shore bundle combines all three and saves $200.

Do you inspect bulkheads and docks?

We inspect what we can safely see — decking, pilings above the waterline, fasteners and the bulkhead face — and recommend a marine contractor for anything structural or below the water.

Do you inspect historic homes in Easton, St. Michaels and Chestertown?

Yes. Old framing, plaster, limited foundation access and past updates are normal in these homes. We document condition carefully and separate true defects from the ordinary wear of a 200-year-old house.

Should I worry about flood zones?

On the Shore, yes. Check the FEMA flood map and ask for an elevation certificate early — flood insurance can change the math on a waterfront home. We note signs of past water entry during the inspection.
