Most home inspections in Maryland, DC and Northern Virginia cost $395 to $849, depending mainly on the size of the home. A typical 2,000 sq ft single-family home runs about $459. Add-ons like radon, termite and sewer scopes cost extra, and they're often where buyers save the most money later.
What drives the price
- Square footage. Bigger homes take longer to inspect. At Polaris: up to 1,500 sq ft is $395; 1,500–3,000 is $459; 3,000–5,000 is $579; 5,000–7,500 is $699; 7,500–10,000 is $849 (full price list).
- Age and type. Older homes, crawlspaces and finished basements take longer. Condos are usually at the low end.
- Location. Most DMV inspectors charge a travel fee outside their area. We include everything within 75 miles of DC or Baltimore, and add $50 beyond that or on the Eastern Shore.
- Speed. Same-day scheduling costs extra with most companies ($99 with us). Same-day reports should not.

What a cheap inspection usually leaves out
A quote far below the market often means a rushed visit, a checklist-only report, or a report that shows up days later. Ask three things before you book: How long will you be on site? When will I get the report? Can I walk the home with you?
